When your offer is accepted we'll make sure that escrow is opened with a reputable escrow company and a reliable escrow officer. We'll then enter into constant communication with all parties involved making sure our transaction goes as quickly and as smoothly as possible.
Once you're in escrow several reports & inspections will have to be ordered and followed up on to meet the terms of the purchase agreement. We will monitor and follow up with the progress of these reports and inspections until they are done!
As we market your home we'll coordinate access to your property with you for interested buyers. Once you have an accepted offer and escrow is opened, we'll do the same for the various inspectors that will need access to your home.
As we near the close of escrow we will coordinate the final walk through for the buyer with the buyer's agent.
Before you sign any closing papers we will review the final closing statement to make sure all is in order and there are no errors.
When everything is done and we're ready to sign your final closing papers, we'll coordinate your signing and be there to make sure everything is right and all goes well.
After we've closed escrow we will arrange possession and transfer of keys, warranties, garage door openers, mail box keys, community pool keys and other transferable items. We'll also meet the new buyers to educate them on any neighborhood policies.
We will provide you with a full copy of your entire file and closing paperwork. Much of this paperwork is important for tax purposes.
